Residential Garage Doors
The following are prices for new doors. Included in the prices are new tracks, springs, heavy-duty hardware and vinyl stops around the perimeter of the door. Prices also include the removal and disposal of your existing garage door, and re-attaching your existing opener. For new openings, deduct $40 for single doors and $80 for double doors. These prices include parts, labor and taxes, and are based on standard opening dimensions with a minimum of 12" of headroom and five inches of side room. Floor conditions may prevent the seal of the door at the floor. Prices are predicated upon a visual check of your door, lead test results where necessary, and a written quotation. Prices above are for the most common doors we sell. Additional models and options can be viewed at the manufacturers' web sites. All of the doors are steel except for the redwood doors and the wood carriage house doors.
There are three types of steel doors: hollow or non-insulated, insulated with vinyl backs, and insulated sandwich doors with steel on both sides. The CHI 2283 & 4216, the Clopay 4050 & 4300, the Wayne Dalton 8300, and the Raynor Relente have steel on both sides. The reasons for price variations include overall quality, R-value, spring life, and warranty provisions.
Factors to weigh in considering which door to buy include: cost, R-value, structural integrity, safety, and aesthetics. Non-insulated detached garages do well with hollow steel doors, or insulated to resist impact of basket balls and other objects. Insulated and attached garages do well with the Clopay 4050 or the CHI 2283. Mechanically we prefer the CHI, but aesthetically, for doors on the front of the house, we would recommend the Clopay 4050. If there is at least one room above your garage, we would recommend the higher R-value door such as the CHI 2216 or the Raynor Relente. The Relente is also safer because it is designed to minimize the risk of fingers being pinched between the sections.
Windows are also available on new garage doors. On a 16 X 7 garage door, for example, add an additional $200.00 for a non-insulated door, and $280.00 for an insulated door.
We also install doors and openers that customers get elsewhere. The price for installing an 8' X 7' or a 9' X 7' single-car door is $250 and for a 16' X 7' double-car door is $350. These prices are subject to space limitations, and they include the removal and disposal of your old garage door. Deduct $35 for single-car doors and $75 for double-car doors for new openings or for doors you plan to take down and dispose of yourself. When checking door prices at lumber yards don't forget to add taxes, and the cost of perimeter weather-stripping. You will also have a charge for getting the door to your home unless you transport it yourself. For doors you provide we warranty our labor for one year, but we cannot cover the materials.
For doors we provide, our warranty includes one-year parts and labor protection for normal use and excluding abuse and acts of God. Manufacturer warranties cover parts only, usually on sections only, from one year to lifetime. More information about these doors can be obtained by visiting their web sites linked above.
