Spring replacement jobs are normally billed at a flat rate. Replacements for single-car garages with doors that are 8X7 or 9X7 run $145.00. Double-car spring pair repalcements on doors that are 16X7 run $195.00. If you have two torsion springs we recommend replacing both at the same time. If you prefer to replace only one of two springs the price is $145.00.

Add $20.00 per spring for doors that are 7'6" or 8' high, and add $20.00 per spring for doors that are 17' or 18' wide. If the door has more than two springs or heavier springs than normal, replacement will be billed at time and materials. These usually cost $250-$300.00.

At no extra cost, your new torsion springs will be lubricated along with the hinges and rollers. Your garage door will also receive a general inspection to determine if there are any other problems or parts that are about to cause trouble in the new future.

A broken extension spring needing to be replaced hangs behind the tracks or vertically next to the door. Extension springs for exectional overhead doors and one-piece doors can be replaced. Due to spring fatigue and the likelihood of slighly different spring dimensions, your unbroken spring (which is likely to break again soon as well) will also be replaced.

Switching to a torsion spring system generally allows for smoother operation of a garage door. Torsion springs also allow for more cycle life options, decreasing the frequency of spring replacements.

Extension spring conversions are billed at the price for replacing extension springs plus $60.00 for single car garage doors or $80.00 for double car garage doors.

Wayne Dalton's TorqueMaster and TorqueMaster Plus systems were designed to be cheaper quality spring systems for lighter residential garage doors. Because of the cheaper quality of these springs and the corresponding hardware, we convert your TorqueMaster system over to a standard torsion spring system.

Conversions cost $60 more than a single torsion spring replacement or $120 more than a double torsion spring replacement. For doors that are 17' or 18' wide, add $20 per spring. For doors 7' 6" or 8' tall, add $20 per spring.

Another advantage of standard torsion springs is that they allow for more opportunities including longer-life springs and track conversions for high-lift systems.

Clopay, Holmes and Ideal Door all make (or have made at one point) EZ-Set torsion spring systems that allow the consumer to more safely change the springs on their doors. Because of the cost of the springs and the quality of the hardware, we instead convert to a standard torsion spring system.

The conversion costs $40 more than a standard spring replacement on a single car door, and $80 more for a double car door. Converting your system includes changing the end bearing plates, adding a center support bracket, and installing a spring anchor bracket for your new torsion spring or springs.

Along with converting your door hardware and installing new springs, we will oil your springs and examine your garage door for any other areas that need to be repaired or that may cause trouble down the road. We can also provide you with free tips on how to keep your garage door running smoothly and how to maximize the life of your garage door and new torsion springs.

One-Piece Door Springs

Because of the wide variety of one-piece springs on garages, we will come out to measure your old springs. After determining the cost for replacement springs based on your old springs, we will get back to you with the total price for replacing both one-piece springs on your garage door. One-piece springs will be billed at parts and labor.

Due to the lost of pull in extension springs over time, we will replace both of your one-piece springs.

Track Replacement

Garage door track replacements are billed at the cost of labor and materials. For a 7' high door, the track costs $25.00, and for an 8' high door it costs $30.00. The labor rate is at $85.00 per hour. The cost for repairing your track will be determined from these values.

Your rollers and hinges will also be inspected for cracks and wear. We reccommend that you have us replace these parts if they are worn in order improve the operation of your garage door.

Weatherstripping Replacement

The weatherstripping on the bottom of your garage door is very important as it helps to keep your door flush with the ground. It also helps to keep the weather and critters out while providing a more complete look to your garage door.

Weatherstripping on the top and sides of your garage door help to seal your garage door when it closes as well. While also helping to keep the weather and bugs out of your garage, the top and side seals help to create a smoother seal and a more attractive garage door.

Weatherstripping reaplacement is billed at $88.00 plus $1.50 per foot of weatherstripping - this price is for the top, sides and bottom weatherstripping.

Cable Replacement

Garage door cables can rust or fray, sometimes even breaking with a lot of wear. They usually fray because of a rough spot on the drum or because of rust forming on the bottom of the cable - we will file down a rough spot on the drum as well if it is necessary. If a cable broke while your door was opening or closing, additional repairs may need to be made in order to restore your door to proper working order.

It is best to replace the cables before they break so they do not cause additional damage to your garage door. The replacement cost is $15.00 per cable for torsion spring doors and $18.00 per cable on extension spring doors along with $88.00 to $132.00 for labor.


Commercial Garage Door Repairs

Standard Torsion Spring Replacement

We replace torsion springs on commercial and industrial overhead doors with several springs in a linear, duplex or triplex layout.

Torsion spring replacements are billed at time and materials. We charge $96.00 per hour for commercial work, and the cost of the replacement springs depends on what you need.

Your new torsion springs will be lubricated along with your hinges and rollers. Your door will also receive a general inspection to determine if there are any other problems or parts that need to be replaced or fixed.

Note: Standard company procedure for broken industrial and commercial torsion springs is to clamp, measure, and rewind your broken spring as a temporary repair until the new springs can be ordered. This allows the customer to continue using the door until the new spring or springs arrive. Hourly rates apply to clamping the spring. If we have the spring in our truck inventory, however, it will not be necessary to clamp the spring.

Commercial Section Replacement

Replacement of individual sections on commercial doors is billed based on the cost of parts and labor. The cost of individual sections varies greatly, starting around $150.00 per section for smaller dock doors and going up to $800.00 or more for larger sections (such as 20-foot long sections). Labor plus travel is also charged at a rate of $96.00 per hour.

Replacing individual sections is typically cheaper than replacing a whole door as the cost of a section is less than the whole door and the labor required for replacing just one section is less. One disadvantage of replacing just a single section is that colors may have faded, keeping your new section from blending with the rest of the sections of your door.

Over time and with wear, roller stems can bend and the wheel of the roller can break off of the stem. Because most of the rollers are held by hinges, the end hinges have a tendency to wear out and crack.

Hinges cost $5.00 on lighter doors and $8.00 on heavier doors while smaller rollers cost $5.00 going up to $12.00 on larger doors. Labor is then charged at $96.00 per hour.

Cable Replacement

Cables can fray and rust, often breaking and causing a number of unwanted problems. If your cable is frayed, it is best to go ahead and have it replaced. A frayed cable is often caused by roughness on your cable drum. If that is the problem, we will also file down the rough spot on your cable drum to prolong the life of your cable.

The cost of a cable runs from around $20.00 on a smaller dock door to around $100.00 on a larger door. Labor is charged at $96.00 per hour. It typically takes around one to one and a half hours to change a cable on a smaller door and up to three to four hours on a larger door.

Self-storage doors, also known as mini-warehouse doors, have springs that help rotate drums that lift the door, wrapping the curtain around the drum. The spring or springs are typically found on either end of the shaft above the door.

We replace these springs, typically found at self-storage facilities, based on the dimensions of your old springs. You can reduce costs by having us change springs on multiple doors at once.

At no extra charge we will oil your new springs and give you more information regarding maintenance you can perform in order to keep your self-storage curtain door and spring to last longer.

Rolling Door Spring Replacement

The springs on steel rolling doors, fire doors, and rolling concession stand doors are located inside the barrel. We install new torsion springs for commercial and industrial steel rolling doors. The springs are matched to specifically fit your door in order to get your operations back to normal. You will also receive a general inspection of your rolling door to insure that there are no other immediate problems and to find signs of future problems.

Replacement rates for these types of doors runs at $96.00 per hour plus the spring cost. Both of these factors vary based on the size and weight of your door.

Additional basic maintenance advice may also be giving to help you improve the life of your steel rolling door and operator.

Rolling Door Slat Replacement

Steel rolling doors are made of interlocking bars, called slats, that slide within the tracks of the door. Over time and with use, these slats can get damaged and need to be replaced.

Slat replacement rates are based on our hourly rate of $96.00 per hour plus the cost of materials.

Additional advice regarding basic maintenance to keep your door and operator running smoothly throughout the years to come is also avilable for no charge.

Track Replacement and Repairs

Over years of use, the track on your door can become worn, twisted and bent. Continuing to use such track is sometimes possible, but it can create unnecessary wear on the rollers, end hinges, bottom fixture, and operator.

Depending on the condition of your track, we may be able to straighten the track, allowing you to continue to use your existing tracks. If this is the case, we charge our normal commercial rate of $96.00 per hour.

Other times, the track is too mangled or cannot be fixed. If this is the case, we will replace the track. The cost for replacing the tracks is $5.00 per foot (for 2" tracks) or $8.00 per foot (for 3" tracks) plus our standard commercial rate of $96.00 per hour.

If jamb brackets, angle, hinges, rollers, or bottom fixtures are damaged, we will reccommend replacing them as well. The additional cost will be based on parts and labor.

Commercial Weatherstripping

Jamb seals and bottom seals both help to keep the weather outside while creating a tighter seal for a door. The jamb seal fits on the door jambs to keep the sides and top of the door tight when closed while the bottom seal presses against the floor to keep the door tight against the floor.

Jamb and bottom seals are replaced at $1.50 per foot plus $96.00 per hour of labor and travel (max 1/2 hour travel).
